Inter-war bungalows, post-war weatherboards and plenty of renovated homes fill West Footscray, and most still wear their first set of tiles. We track down leaks, rebuild tired ridges and restore worn roofs, and give you a plain answer on which path suits yours.

A lot of the roofs we climb in West Footscray went up before the Second World War or not long after it. They have served well, but seventy-odd years of weather catches up with any roof eventually. Usually the first clue is a tea-coloured ring on a bedroom ceiling, a drip in a downpour, or crumbs of mortar turning up in the gutter.
Our Cairnlea yard is a short run down Ballarat Road, so getting someone onto your roof is not a big production. We go over it from end to end, take clear photos and talk you through each one. Some roofs only need a few targeted fixes. Others are at the stage where restoring the lot is the sensible call. Whichever it is, you will see the reasons for yourself.

West Footscray grew in stages. The streets near Barkly Village and the station filled with inter-war brick and timber homes, and the post-war years added plainer weatherboards and brick veneers further west. These days many of those houses have been opened up and extended at the back, and townhouses stand on lots that once held one cottage.
That history produces two main kinds of trouble. One is age: terracotta gets brittle, original mortar dries out so ridge caps move, and galvanised valleys rust from underneath. The other is the meeting point of old and new. Where a modern extension has been tied into an older roof, the flashings and cut tiles are often where water sneaks through. Factor in the westerlies that rake across the inner west and the odd summer hailstorm, and small faults soon become stained plaster if nobody deals with them.
Repairing an old roof takes a light touch, because heavy-footed work on brittle tiles can break more than it fixes. Here is the repair work we take on:
We cover every part of the roof: tile faces, ridges, bedding and pointing, valleys, flashings, gutters and each junction around later additions. On older homes we also look at how the tiles are fixed and whether any have been cracked by previous trades walking on them. Every fault is photographed.
You then get an easy-to-follow rundown of what matters now versus what can sit for a while, and a written quote for only the items you choose. It costs nothing, and there is no pressure to book.
Several leaks, ridges failing right along the roofline and tiles that have turned chalky are signs that fixing one spot at a time will cost more over the next few years than doing the job once. That is when restoration earns its place.
For concrete tile roofs, we wash the surface back, replace any broken tiles, reset and point every ridge, sort the valleys and flashings, then apply sealer, primer and a colour coat. For original terracotta we give you an honest view on whether a coating suits it at all, because sometimes it does not. A restoration costs a fraction of re-roofing and keeps the character of an older house intact. Read more about roof restoration in West Footscray.
Ultra Finish Roofing is a family-style operation with the owner running every job in person. That is more than 25 years of roofing, so the standard you are promised at your kitchen table is the standard you get up top.
We hold a current licence and insurance, and we check our own workmanship before calling a job done. On the narrow blocks and shared side paths common around here, we take care with fences, gardens and neighbours’ cars, and we leave the place swept. Written quotes list just what your roof needs, nothing padded.
