Sunshine West and our Cairnlea yard are only a few streets apart. Cracked cement tiles, loose ridges and faded roofs are our bread and butter here, bringing 25-plus years of local roofing know-how to every job.

Sunshine West is home turf for us. Our base in Cairnlea is only minutes away, and we have spent years working on the brick veneers, post-war weatherboards and 1970s and 80s family homes that fill the streets between Kororoit Creek and the Ring Road. We know what these roofs are made of, how they age and what usually goes wrong.
That local knowledge saves you time and money. Ring about a drip or a shabby roof and the owner comes round, gets up on the roof and photographs every problem. You then get a straight answer. Where a handful of new tiles and one repointed ridge will sort the problem, the quote stops there. Where every slope is worn, we lay out why one restoration beats an endless run of repairs.

Most of Sunshine West was built between the late 1940s and the 1980s, and most of its homes were roofed in cement tiles with mortar-bedded ridges. Plenty of those roofs have never been restored, and they are now forty to seventy years old.
The suburb sits on the flat, open basalt plains of Melbourne’s west, which means few hills or tall trees to slow down the wind. Gusts pick away at the ridges the moment pointing cracks, and before long the caps are loose enough to let rain through. Cement tiles lose their surface to sun and weather, becoming porous and prone to lichen. Dust from the surrounding industrial and transport corridors settles on roofs and in gutters, mixing with rain into a sludge that blocks valleys. Older galvanised valleys rust from the inside out. None of these problems is unusual, but on a roof that has gone decades without attention, they add up quickly.
With the yard so close by, there is no long drive eating into the day, so more time goes into doing the repair properly. On Sunshine West roofs, the list usually includes:
Living around the corner means we can usually fit a Sunshine West inspection in at short notice. The owner walks every slope, presses on each ridge cap to find the loose ones, checks cement tiles for cracks and porosity, and looks into the valleys and around the flues where leaks most often start. Each fault is photographed.
Then we sit down, go through the pictures and give you a written price covering only the jobs you decide on. There is no charge, and you can sit on the quote for as long as you like.
Drive along almost any street here and you will see roofs on their first and only set of tiles. Once the wear is everywhere, with lichen on every slope, caps wobbling along the full ridge and fresh drips appearing every winter, the maths changes. Paying for patch after patch quickly overtakes the cost of a single restoration.
On these cement tile roofs, the process is well practised. The washer takes off decades of dust and growth. Broken tiles are exchanged, every ridge line is relaid and pointed, valley irons and flue flashings are renewed where they need it, and the roof is then built back up with a coating system in a colour you choose. For many Sunshine West homes, a fresh roof colour makes the house look ten years younger. All of that comes in well under the price of new tiles and battens.
