Ascot Vale's Victorian, Edwardian and post-war houses deserve a roofer who knows when to leave good terracotta alone. We mend what has failed, restore what has worn out, and talk you through the difference before a single tile is touched.

Stroll any street between Union Road and the Maribyrnong River and look up: plenty of those roofs are 70, 90, even 110 years old. Some are original terracotta with decorative ridges and finials. Others are cement tile roofs added to post-war homes and flats. Very few have been touched since they went up, apart from the odd patch.
That history is exactly why we do not rush to recommend a restoration. A well-made terracotta roof can often be put right with careful repairs and repointing. A cement tile roof that has lost its surface, on the other hand, may genuinely need a full clean and recoat. We come over from Cairnlea, which is not far at all, climb up, photograph the lot and give you an honest read of where your Ascot Vale roof sits.

Period homes near the Showgrounds and Flemington Racecourse tend to share a few weak points. The lime-based mortar under old ridge caps slowly turns to powder, and once it does, wind can rock the caps and rain can run in beneath them. Chimneys are another regular culprit: the flashings around them were often lead or galvanised iron, and after decades they crack, lift or rust.
Valleys and box gutters cause plenty of trouble too, especially where a big tree in the street drops leaves into them every autumn. Water pools, the metal rusts from underneath, and the first you hear of it is a drip in the hallway. On the post-war side of the suburb, cement tiles face a different issue. Their factory coating wears away over the years, the tile starts soaking up rain, and moss and lichen move in. None of these faults fix themselves, and all of them get dearer the longer they are left.
Older roofs call for patience. Here is how we handle the jobs that come up most often:
Our free inspection takes place on the roof itself. We look at the tiles and their fixings, the ridges and hips, valleys, box gutters, chimneys and flashings, and we note any previous patch work that may be hiding a problem. Photos are taken throughout.
Afterwards we explain it all in plain English, rank each issue by how soon it matters, and email a written quote. Nothing about the visit commits you, and if a ten-minute job will solve it, we will say so.
There comes a point with some roofs where piecemeal fixing stops being good value. Once the tiles have turned porous almost everywhere, the pointing has failed on every ridge and the valleys are tired, a full restoration usually costs less in the long run than three or four separate repair jobs.
On a cement tile roof, that means a thorough pressure clean, any broken tiles swapped out, new bedding and a flexible pointing finish along every ridge, the metalwork fixed, and three coats on top: sealer, primer, then colour. On original terracotta we take a more cautious line and will advise you honestly on whether coating suits the tile. Either way, the cost is a fraction of re-roofing.

We are an owner-led roofing business with 25-plus years behind us, and our owner personally oversees each Ascot Vale job, from lifting the first tile to sweeping the last bit of grit off the path. That matters on older homes, where a careless pair of boots can crack more tiles than the storm did.
Expect a free inspection carried out on the roof, photos of everything, a quote limited to what genuinely needs doing, and workmanship that is licensed, insured and quality-assured. We protect garden beds, paths and front fences, and leave the place as tidy as we found it.
