Spotswood's old workers' cottages and family homes have taken decades of bay breezes and western suburbs weather. We repair leaks, swap broken tiles and repoint tired ridges, and if the whole roof is past patching, we'll tell you so.

Spotswood has a character all its own. Narrow streets of timber cottages built for the workers at the old factories and docks sit beside interwar homes, renovated period houses and newer townhouses. A lot of these roofs have been on the house for a very long time, and the bay is only a few streets away.
When a Spotswood owner calls us, it is often because of a leak that appeared after a big storm, or a roof that has been patched by different people over the years and still is not right. We are a short trip down the road from our Cairnlea base, so it is easy for us to come out, get on the roof and see what is really going on. Then we tell you which option makes sense: a targeted repair, or a full restoration.

Two things work against roofs in Spotswood. The first is age. Many houses here are well over half a century old, some much older, and the mortar under their ridge caps has been drying out and cracking for a long time. Once it gives way, wind lifts the caps and rain finds a direct path into the roof.
The second is the bay. Salt carried on breezes off Port Phillip settles on roofs and gutters, and metal suffers most. Galvanised valleys, flashings and fixings corrode faster here than further inland, and rust holes in a valley iron are a classic cause of leaks we trace in Spotswood.
Renovations are a third factor. Lots of cottages have had extensions added at the back, and the join between old and new roof is a common weak spot. If the flashing at that junction was not done properly, water will find it sooner or later.
We do not throw silicone at a leak and hope. Every repair starts with finding the cause.
A lot of Spotswood cottages have a single narrow side path and a neighbour’s fence a metre away, so we plan ladder placement before we start. Up top, we check every tile face, the ridges and hips, valleys, chimney and wall flashings, gutters, and the junction where any rear extension ties into the original roof. Salt-affected metal gets a close look. Photos are taken as we go, and afterwards we talk you through them without the jargon. A written quote follows with each item listed. There is no charge for the inspection and no obligation to proceed.
If your roof has several leaks, failing pointing along most of the ridges and tiles that have gone porous and stained, repairs will only take you so far. A full restoration fixes the lot in one go and usually works out cheaper than a series of call-outs.
First comes a thorough wash to shift the salt film, grime and lichen that coat so many roofs near the bay. Cracked tiles are then replaced, ridges and hips are rebedded and repointed, and corroded valleys or flashings are swapped for new metal. Once everything is sound, the tiles get sealer, primer and a topcoat in a colour that suits the house, whether that is a heritage red on a cottage or a modern grey on a renovation. Compared with re-roofing, the outlay is small.
