Mill Park's 1980s and 90s homes are reaching the age where pointing cracks and tiles fade. We repair what has failed and restore what is worn, with our owner on site for every job and a written quote agreed before anyone lifts a tile.

Mill Park went up in stages, with much of the suburb built through the 1980s and into the 1990s. Drive past the lakes or through the streets around Yellow Gum Park and many roofs tell the same story: concrete tiles faded to a dull grey, hairline cracks in the ridge pointing, and the odd tile sitting slightly crooked. Thirty to forty years is roughly when these roofs start asking for real maintenance.
Ultra Finish Roofing looks after Mill Park homes from our base in Cairnlea, and our owner personally inspects each roof, takes photos and tells you what it actually needs. A crack in the pointing is not a reason to replace a roof, and we will not pretend it is. Equally, if your roof is at the point where more patching would be money down the drain, you will see the photos that prove it.

Most homes in Mill Park are brick veneer under concrete tiles, put up by volume builders over a fairly short stretch of years. The tiles themselves are tough, but the factory coating wears off after a couple of decades. From then on they soak up water, grow lichen and moss and become steadily more porous.
Ridges tend to be the first genuine problem. Original sand-and-cement bedding and pointing go brittle after years of baking summers and frosty winter mornings, then split and let rain in beneath the caps. Northerly winds sweeping across this part of the northern suburbs make matters worse by rocking caps that are already loose.
Valleys cause their share of trouble too, especially on homes close to the established trees around the lakes and reserves, where leaves collect and dam the flow. Many of these roofs have had no maintenance at all since the builder left, so small faults have had decades to grow.
If just one area of your roof is playing up, we fix that area properly and leave the sound parts alone. These are the Mill Park repairs we are asked for most:
Each repair is photographed beforehand and afterwards, so you can see the difference without climbing up.
The owner climbs up and goes over the roof section by section: the tile surface, ridge bedding and pointing, valley irons, flashings and gutters. Anything worth discussing is photographed. Down on the ground, we explain what we saw in normal language and leave you with a written quote for genuine needs only. There is no fee and no obligation, and if your roof turns out to be in decent condition for its age, we will happily say so and leave it there.
Once pointing has failed on most ridges, tiles are faded and porous from gutter to ridge and there is more than one leak to deal with, individual repairs simply cannot keep pace. At that stage a restoration offers far better value.
On a typical Mill Park brick-veneer home, the job runs over a few days. A pressure clean removes years of lichen and grime. Any cracked tiles are replaced. Every ridge is rebedded where needed and repointed in full. Valleys and flashings are put right. The tiles then receive a sealer, a primer and a finish in the colour you have chosen. The house looks refreshed from the street and the roof is properly protected again, at a fraction of what re-roofing would set you back. Read more about roof restoration in Mill Park.
You deal with one person from start to finish. Our owner, who has spent 25-plus years in the roofing trade, quotes the job and is then on site while it is done, so nothing gets lost between the salesperson and the crew, because there is no separate salesperson.
The business is licensed and insured, and every roof passes our quality-assurance check before we call it finished. Quotes are put in writing and contain nothing your roof does not need. We cover garden beds, keep the driveway usable and sweep up at the end of each day.
