Leaks, loose ridge caps and a roof colour that faded years ago often turn up together on Rowville homes. We sort the lot in one well-planned visit where we can, with a clear written quote first and work we check ourselves before we leave.

Picture a typical Rowville call. A ceiling stain has appeared in the family room, the ridge line looks a bit wavy from the street, and the concrete tiles have gone from terracotta red to a washed-out pink. Three separate worries, but usually one roof that has reached a certain age.
Much of Rowville was built out as family estates through the 1970s, 80s and 90s, from Stamford Park through to Rowville Lakes. A lot of those roofs are now thirty to forty-five years old. Rather than sending one person for the leak and another for the ridges, we look at everything in one go and plan the work so it gets done together. Sometimes that is a few repairs in a single day. Sometimes the honest call is a full restoration. Either way, you get photos, a plain explanation and a written price before anything happens.

Rowville sits close to the Dandenong Ranges foothills, and it picks up more rain and damp than suburbs further west. Shaded roof faces, especially those under the gums near Heany Park or the Tirhatuan Wetlands, hold moisture well after a shower. That is ideal for moss, which roots into concrete tiles and slowly breaks down their surface.
Age does the rest. Ridge caps on most estate homes were bedded in a sand and cement mix that cracks as it dries out over the decades. Once pointing breaks away, caps loosen and rain blows straight under them. Valleys are another weak spot: leaves and seed pods from street trees pile up, water dams behind them and seeps sideways under the tiles. A slow leak like that can go unnoticed for months, quietly staining plaster and wetting insulation until the brown ring finally appears.
Planning the job properly lets us tackle several issues together, saving you multiple call-outs and the disruption that comes with them.
We walk the roof, carefully, and check it from ridge to gutter. Tiles, caps, valleys, flashings and the moss load all get a look, and each fault ends up in a photo. Over a cuppa at the kitchen bench, we show you those pictures and flag which items are pressing and which are fine to leave for now. Your written quote then lists each item on its own line. The inspection costs nothing, and there is no follow-up pressure if you choose not to proceed.
A few cracked tiles and one loose cap are repair jobs. Moss across half the roof, pointing failing on every ridge and tiles that have lost their surface are a sign the roof as a whole needs renewing.
That is when we recommend restoration. The roof is pressure washed to remove moss and grime, damaged tiles are replaced, ridges and hips are rebedded where needed and fully repointed, and valleys and flashings are repaired. Then a sealer goes on to bind the tile surface, followed by primer and two colour coats. The tiles shed rain far better afterwards, and the house looks a decade younger from the street. You pay a small portion of what new roofing would set you back.

Ultra Finish is owner-led, which in practice means the person you meet at the quote is the person on your roof. With upwards of 25 years spent fixing roofs, our owner sets the bar on each job and signs off the work himself. Licence and insurance are current, of course.
