Old terracotta near the Yarra gets brittle, and ridge mortar from the 1920s does not last forever. We replace cracked tiles, rebed ridges and fix leaks on Alphington's period homes, with a written quote before anything starts.

Alphington is a quiet, leafy suburb tucked between the Yarra River and Darebin Creek, with Heidelberg Road running through and the Hurstbridge line stopping at Alphington station. Its streets are lined with Edwardian homes, Californian bungalows and interwar brick houses, many still wearing their original red terracotta roofs, alongside the newer homes built on the former paper mill site.
Period terracotta is tough, but after nearly a century the pieces holding it together wear out. Bedding under the ridges turns to dust, flashings around chimneys perish and individual tiles become brittle and crack. We travel to Alphington to inspect these roofs carefully, photograph what we find and explain your options. In many cases, careful repairs are all an older roof needs. Where the whole roof is tired, we explain what a restoration involves and leave the choice with you.

Most of Alphington’s older roofs date from the early decades of the twentieth century. The terracotta itself is often still serviceable, but it has become brittle with age, so tiles crack when walked on, when a branch drops or when hail comes through. The original ridge bedding, usually a lime or sand-and-cement mix, has dried out and lost its grip, letting caps rock and rain blow underneath.
The suburb’s tree-lined streets and its position between two waterways mean plenty of leaf fall and moisture. Leaves collect in valleys and gutters, and damp mornings by the river encourage lichen on shaded roof faces. Chimneys are another weak point; their flashings were often dressed into the brickwork and have long since perished. All of this makes for slow, hidden leaks that can damage ornate plaster ceilings before anyone notices. Catching them early protects both the roof and the character inside.
Clay tiles from the 1910s and 1920s do not like being stomped on. Half the broken tiles we replace on period roofs were cracked by someone fixing something else. So we tread on the lap, carry spares, and take it slowly.
If a storm has left a gap, we cover it straight away and come back once the weather settles.
On a heritage-style roof the inspection is as much about where not to step as what to look at. We check the tiles course by course, look along every ridge and hip for loose caps and powdery bedding, examine the chimney flashings and valleys, and see whether gutters and downpipes are coping. If a ceiling is stained, we head into the ceiling cavity to find the cause. Each problem is photographed so you can see it. You get our honest take in everyday words and an itemised quote in writing, free and with no strings attached.
Sometimes the problems are everywhere at once: leaks in two or three rooms, lichen across the south side and pointing letting go along most of the ridges. Repairing each fault in turn would just mean coming back every winter.
At that point we suggest restoring the roof in one go. For terracotta, that means a careful wash, replacing the cracked tiles, re-laying every ridge and hip in new bedding, renewing chimney flashings and valley trays, and finishing with a clear sealer that keeps the natural red. Concrete tiles, where they exist, get a primer and colour coats. It keeps the original roof on your home for much less than re-roofing would cost. See roof restoration in Alphington for more.
Old roofs need someone who has handled plenty of them. Our owner has been working on Melbourne tiles for over two and a half decades, and he is up there for every Alphington job himself rather than leaving it to a crew.
We hold a current licence and full insurance cover, and we check every job against our own quality-assured standards before we pack up. Front gardens, heritage fences and narrow side paths get covered or protected, and old mortar and broken tiles leave with us. Our quotes are written and itemised so nothing is vague.
