Glenroy Post-War Roofs: Fix the Problem or Restore the Lot?

Glenroy boomed in the 1950s and 60s, and it shows. Street after street is lined with weatherboards, cream and red brick veneers and former housing commission homes, many since extended out the back or replaced in part by units. A good number of the original houses still wear the concrete or terracotta tiles they were built with.

Those roofs have earned their keep over six decades, but most now have something going on, whether it is pointing falling out of the ridges, a tile cracked by a satellite dish installer, or a leak right where the new extension meets the old roof. Our Cairnlea base is minutes up the Ring Road, so Glenroy is very much home turf for us. We look over the whole roof, show you photos and give you a straight answer on whether to repair or restore.

What We Fix on Glenroy Roofs

    • Crumbling ridge pointing and loose caps
    • Brittle, cracked tiles that let water through
    • Leaks at the join between the original roof and an extension
    • Rusty galvanised valleys from the original build
    • Faded, porous concrete tiles ready for a fresh coat

What Sixty Years Does to a Glenroy Roof

Glenroy’s post-war roofs were solidly built, but no roof goes forever without maintenance. The bedding and pointing under ridge caps were usually a sand and cement mix, which dries, shrinks and cracks over the decades. Once it lets go, caps work loose and rain is driven straight underneath by the northerly and westerly winds that sweep across the flat northern suburbs.

Concrete tiles from that era have lost most of their original surface by now, so they absorb water, grow lichen and crack more readily. Terracotta tends to hold up better but goes brittle with age, so a careless footstep can break it.

Extensions add their own challenges. Where a later roof section is tied into the original, the flashings and valleys need to be done carefully. If they were not, or if they have since rusted or shifted, that junction becomes a regular leak point. We see this on Glenroy homes all the time, and it is usually fixable without touching the rest of the roof.

Glenroy Roof Repairs Without the Upsell

Plenty of Glenroy roofs only need one or two things put right. Here is what tends to land on our Glenroy job sheets:

      • Extension junctions: Flashings and valleys where old meets new rebuilt or resealed so the leak stops for good.
      • Ridges and hips: Loose caps bedded again, and crumbly cement pointing traded for a flexible modern compound.
      • Brittle tiles: Cracked ones replaced with the closest match to your existing roof.
      • Original valleys: Rust-pitted 1950s valley irons swapped for new.
      • Leak tracing: Working back through the ceiling space to find where water really gets in.
      • Storm make-safe: Tarping or temporary sealing straight after a storm, with the permanent job booked in soon after.

If a targeted fix will keep your roof watertight for years, that is the whole quote. No padding, no extras.

Free Roof Inspection for Glenroy Homes

We go over the original roof and any extension from the top, not by guessing from the nature strip. Tiles, caps, valleys, flashings and gutters all get checked, with extra time spent on the old-meets-new junctions where so many local leaks begin. Problems are photographed, and back at ground level we explain them in ordinary terms, pointing out what is urgent and what can wait. A written quote then follows, sticking strictly to genuine faults. No charge applies, and you will not get hounded with follow-up calls.

When a Glenroy Roof Needs Restoring

Some roofs are past the point of spot repairs. If most ridges have lost their pointing, the tiles are porous and crusted with lichen and leaks are showing up in three or four rooms, you will spend less in the long run restoring the roof than patching it bit by bit.

Restoration gives the roof a fresh start. It begins with a high-pressure clean, then broken tiles are changed, caps rebedded and ridges repointed, and valleys and flashings brought up to scratch. Sealer, primer and two coats of colour finish the job. A bonus on extended homes: one uniform colour across old and new sections makes the house look like a single, cohesive home again. The bill comes in well under what a replacement roof would cost.

Glenroy readers can find the full process on our roof restoration in Glenroy page.
