Being on the edge of the Yarra Valley means more rain, more mornings of mist and dew, and colder nights than much of Melbourne. Roofs stay wet for longer, which is exactly what moss, lichen and algae need to get established. Once they do, they hold even more moisture against the tiles and slowly break down the surface.
None of this happens overnight, which is why many Wandin owners only notice once there is a stain on the ceiling or water in the cornice. A check before winter can catch most of it early.
A tiled roof can often be kept sound with targeted repairs. In Wandin we regularly handle leak tracing, where we follow the water to its true source; broken and slipped tiles, replaced with matching terracotta or concrete; and ridge rebedding with flexible repointing, so the caps stay put through the cold months.
We also replace rusted valley irons, reseal lifted flashings around chimneys and walls, and clear out gutters and valleys choked with leaves. After a storm we can make the roof safe first and return to finish the repair once the weather settles.
Every repair is photographed before and after. If something on the roof does not need attention yet, we will say so, rather than adding it to the bill.

Any issues get photographed. Then we explain what we saw in everyday language, point out what is urgent before winter, and give you a written quote. There comes a point where repairs stop being good value. If moss has taken over whole sections, the pointing is failing on most ridges and tiles have become porous, a restoration will serve you far better than patching one leak after another.
A full restoration covers the whole roof. It begins with a pressure clean to strip away moss and grime, followed by tile replacements, rebedding and repointing, and repairs to valleys and flashings. The last stage is three coats: sealer, primer, then a colour of your choosing. The result is a roof that sheds water properly again, for a fraction of the cost of a new one.
