Plenty of Vermont roofs have been up since the 1960s and 70s, and it shows in slipped tiles, crumbling pointing and colour that has long since washed out. We service Vermont with honest assessments, careful repairs and full restorations when the roof's condition calls for one.

Vermont grew quickly in the postwar decades, and most of its streets are lined with solid brick-veneer homes topped with terracotta or concrete tiles. Those roofs were built well, but sixty-odd years of Melbourne weather catches up with any material. Mortar dries out, tiles shift, and the protective surface wears off until the tiles start soaking up water.
When one of those roofs begins to leak, Vermont owners usually face the same dilemma: is a repair enough, or has the roof earned a full overhaul? We travel out from Cairnlea to answer that properly. Our owner gets on the roof, photographs everything and gives you an honest call. If a repair is all you need, a repair is all we quote.

Vermont has some of the leafiest streets in Whitehorse, and that greenery comes at a cost for roofs. Big established trees drop leaves and twigs into gutters and valleys year-round, and overhanging branches keep parts of the roof shaded and damp. Moss loves those conditions, and once it takes hold it traps moisture against the tiles.
Age is the other factor. The original sand and cement bedding under many ridge caps was never designed to last half a century. As it cracks, the caps loosen and rain gets in along the ridge line. Older terracotta tiles can also become brittle, so a tradesperson walking across them to fix an antenna or install solar panels can leave a trail of hairline cracks. In our experience, a Vermont roof with one obvious problem nearly always has two or three less obvious ones nearby.
Patching over a problem might hide it for a while. We would rather find out what caused it and fix that, using materials that suit an older tiled roof.
We do the inspection on the roof, never from the nature strip. We look at tile condition, the bedding and pointing on every ridge, the valleys, flashings and gutters, and poke our heads into the ceiling for water marks if there is a manhole. On older Vermont roofs, the lower tile courses and the area around chimneys usually tell the real story.
Then we come down, show you the photos on screen and explain them in everyday terms. A written quote follows, with the essential work listed apart from the nice-to-haves, and there is no follow-up pressure.
Some roofs have simply reached the end of what repairs can do. Pointing that has failed nearly everywhere, tiles soaking up water like a sponge, and drips in several rooms all suggest it is time to deal with the whole roof rather than chasing faults.
That is what a restoration delivers. The roof gets a full high-pressure wash, broken tiles are swapped, every ridge cap is reset on new mortar and given flexible pointing, and any tired valley iron or flashing is put right. Then come the protective coats in a shade that suits the brickwork. For a roof that is sixty years old, it is a way to keep the original tiles working for decades more, at a cost that is a small share of new tiles and battens.

Our business has one boss, and that boss is up on the roof at each Vermont job. With 25-plus years in the trade, there is not much an older roof can throw up that has not been seen and fixed before.
You can count on a current licence, full insurance, quality-assured work and an itemised written quote that includes only what is necessary. Garden beds are covered, paths and driveways protected, and the yard cleared of every broken tile and scrap of mortar before we head off.
