Travancore is a small suburb, but its roofs face the same leaks, loose ridges and tired tiles as anywhere else. We find out what is wrong, write down exactly what it will take to fix, and never start work you have not agreed to.

A common gripe about trades is the quote that quietly grows once the job begins. We work the other way. Before we do anything on a Travancore roof, we inspect it properly, take photos, and hand over a quote that itemises each task line by line.
Travancore is tucked in between Mount Alexander Road and the Moonee Ponds Creek, with CityLink running along its edge. The housing is a mix of interwar homes, solid brick flats and newer infill, and many of the older roofs are still on their original tiles. Some just need a few repairs. Others are tired enough that a whole-roof restoration is the smarter purchase. Our role is to tell you which, explain why, and put it all on paper. Coming from Cairnlea, we are only a short drive away.

Several things combine to age roofs in this corner of the inner north-west:
Catch these early and the repair is usually small. Leave them and they spread into ceilings and timbers.
Every repair item in our quote is something you can see in the photos. Typical work includes:
Leak tracing and repair, following the water to its true entry point rather than guessing. Tile replacement for cracked or slipped terracotta and concrete tiles, using the nearest profile and colour we can source. Ridge rebedding and repointing finished with a pointing compound that flexes as the house moves. Valley and flashing repairs, including replacing rusted valley irons and refixing loose flashings. Storm damage, where we make the roof safe first and repair it fully once it is dry. Gutter cleaning to stop overflow into eaves and walls.
If something turns up during the job that was not in the quote, we stop, show you, and let you decide. No surprise invoices.
Travancore roofs are often on tight blocks, so we bring ladders that fit narrow side paths and set up without blocking neighbours. From there we check everything between the ridge and the gutter line: tiles, pointing, valleys, flashings, vents, flues and drainage, photographing each fault.
You will hear back in everyday words what is wrong, what can be left for now, and what each item would cost, all set out in writing. We do not charge for this visit, and you are under no pressure to book anything.
If your quote starts to look like a long list of separate repairs, it is worth stepping back. When most ridges need repointing, the tiles are porous and grimy, and water is getting through in two or three places, a full restoration often works out cheaper than tackling each item on its own.
Here is the order of play. First, a high-pressure wash strips off the freeway grime and any growth. Next, we change every cracked tile. The ridge caps are then reset and freshly pointed, and the valleys and flashings are put right. Last of all, three layers go on: a sealer to bind the tile surface, a primer, and the top coat in whatever colour you chose from the chart. You pay far less than you would for new tiles and battens, and the roof above you gets many more good years.

Body corporate or single house, the process is the same: inspection, photos, written quote, then work only once you say yes. For owners corporations, we can send the photos and quote straight to the manager so everyone sees the same information. Small blocks of flats are common in Travancore, and we are used to working with neighbours close by and shared driveways.
