Up in The Patch, roofs spend half the year damp and the other half under a carpet of leaves. If yours has started leaking, sprouting moss or shedding pointing, we'll tell you plainly whether it needs a repair or a proper restoration.

The Patch sits high in the Dandenong Ranges, between Monbulk and Kallista, surrounded by tall forest and fern gullies. People move here for the forest, but roofs would rather be somewhere drier. Rainfall is higher than down on the plains, mist hangs around for hours, and tall trees drop leaves and bark all year.
That combination means roofs in The Patch tend to need help sooner than roofs in drier suburbs. Moss spreads quickly, valleys block up, and ridge mortar softens and cracks. The question we get asked most is whether it is worth repairing or whether the roof needs restoring. We answer it by getting up there and checking every part of the roof, then showing you photos and explaining your options without the sales talk.

Moisture is the main enemy up here. On a misty day, a roof in The Patch might never fully dry out. Older concrete tiles, long since stripped of their factory glaze, drink that moisture in, and moss and lichen take root in the pores. Over time the tiles become heavy, soft and more likely to crack when someone walks on them.
Leaf litter makes it worse. Eucalypts and other tall trees shed constantly, and leaves gather where roof faces meet. A blocked valley acts like a dam in heavy rain, forcing water up and over the edges of the tiles. Ridge capping takes a beating too, because mortar that stays wet for months goes soft and eventually washes away.
Cold snaps add another stress. Frosty mornings followed by milder afternoons make tiles and mortar move, opening up hairline cracks that let more water in. It is a slow cycle, which is why catching it early saves so much money.
Hills roofs need repairs that will cope with wet conditions. Our usual jobs include:
Expect boots on the roof, not a glance from the driveway. We walk each face of tiles, paying close attention to the cool southern sides where moss grows thickest and to any valley sitting under tall trees. Ridges, pointing, flashings, gutters and downpipes are all checked, and if we can get into the roof space we look for water marks on the timbers too. Every fault gets a photo. Back at the kitchen table we explain what the pictures show, then send a written quote with each job on its own line. No fee, and no follow-up pressure if you decide to wait.
If moss has crept over most of the roof and the pointing has broken down on nearly every ridge, chasing leaks one by one quickly becomes a false economy. In that case a full restoration usually gives you far better value.
It goes like this. A high-pressure wash takes the roof back to bare tile, lifting moss, lichen and the black slime that builds up in damp hills air. Crumbling or cracked tiles are swapped, bedding and pointing along the ridges and hips is redone, and valleys and flashings are mended or renewed. Only then do the sealer, primer and finishing membrane go on. That coating does more than look good: it slows how fast tiles take on water, which means moss takes longer to return in a climate like this one.
The spend is a fraction of what new roofing would cost. Before you book, it is worth reading about our roof restoration services.
Ultra Finish is run by its owner, and he is on the roof for every job in The Patch. Twenty-five-plus years on the tools have taught him exactly how hills roofs behave when they stay wet for weeks on end, and what it takes to keep water out.
