Up in the Dandenong Ranges, Silvan roofs live under tall trees, mist and steady rain, and moss gets a grip quickly. We travel to Silvan to trace leaks, repair tiles and ridges, and restore roofs that have been worn down by hills weather.

Silvan is known for its tulip farms, the Silvan Reservoir and some of the prettiest country in the Dandenong Ranges. It is also one of the wetter, cooler corners of greater Melbourne, and roofs here have a tougher life than most. Homes are often tucked among tall eucalypts and fruit trees, so shade and leaf litter are part of daily life.
It is a fair drive from Cairnlea into the ranges, and we make it gladly to help with leaks, broken tiles, failing ridges and roofs that are simply worn out. Before suggesting anything, we get on the roof, check it properly and take photos. Then we explain in plain terms what we found and whether it can be fixed with repairs or whether a full restoration will give you a better result. You will never be talked into more than your roof needs.

Roofs in the ranges rarely get the chance to dry out properly. Mist, fog and frequent rain keep tile surfaces damp, and under a canopy of trees the sun may only reach part of the roof for a few hours a day. Moss loves that. Once it takes hold, it behaves like a wet bath mat laid over the tiles, and the concrete or terracotta underneath slowly turns porous.
Leaf litter is the other big issue. Gutters and valleys fill up surprisingly quickly in Silvan, and when they do, rain spills back over the lip of the valley iron, slides under the tile laps and drips onto your insulation. Bark and twigs also wedge under tiles and lift them slightly.
Add cold nights and the odd storm that brings down branches, and you have a recipe for cracked tiles, crumbling pointing and slow leaks. Regular checks, especially before winter, make a real difference up here.
Many Silvan roofs can be brought back to good shape with focused repair work:
Ranges roofs are often steep and slippery, so you probably will not want to check our work yourself. That is why each repair is photographed at the start and finish.
Up in Silvan we take the inspection slowly, partly for safety on damp tiles and partly because moss hides a lot. Each ridge gets pushed to see if it rocks, each valley is checked under its layer of leaves, and the shady south side, where trouble usually starts, gets extra time. Photos are taken of anything doubtful. Afterwards we explain it all over the kitchen bench in normal language and put a written quote together. You pay nothing for the visit, and if you would rather think it over for a month, that is fine.
Some Silvan roofs are beyond patching. When moss has spread from the shady side right over the ridge, tiles have turned heavy and porous, and caps are loose along most of the roof, fixing faults one by one is a bit like weeding a paddock with tweezers.
A restoration up here starts with the messiest part: washing away the moss, lichen and sooty grime that collects beneath tall trees, then clearing the valleys and gutters. Once the tiles are clean we can see every crack, so damaged ones are swapped and each ridge is taken back, rebedded and given flexible pointing. Valleys are renewed if the iron has rotted. Then, on a suitable stretch of dry weather, the tiles get a sealer and primer followed by colour coats chosen to help them shed water. It costs a small part of what new tiles would, and it suits the hills climate well.

When the phone rings at Ultra Finish, it is the owner who answers, the owner who inspects and the owner who is up on your Silvan roof on the day. Over 25 years in the trade has made him patient with tricky hills jobs, steep driveways and roofs you can only reach from one side of the house.
You can also count on a licensed and insured operator, quality-assured workmanship, and a quote written out item by item. Established hills gardens, tree ferns and rockeries get careful protection while we work, and nothing gets left behind when we pack up.
