Seddon's Victorian and Edwardian cottages deserve roofers who slow down and work carefully. We mend brittle tiles, rebuild crumbling ridges and recoat only where a coating genuinely suits the house, and our owner stays on site throughout.

Walk the streets between Seddon station and the shops along Victoria Street and you will see rows of single-fronted cottages, double-fronted Victorians and the odd Edwardian with a fancy gable. They are a big part of what makes the suburb special, and their roofs are often older than anyone living underneath them.
That age is the reason we take our time here. Old terracotta can snap if it is handled roughly, and a quick fix done with the wrong materials can look out of place on a period frontage. We come in from Cairnlea, a quick trip along Ballarat Road, and start by getting on the roof and recording what we find in photos. Then we explain, without any trade-speak, whether some careful repairs will keep the place dry or whether the roof needs a fuller restoration.

Seddon was largely built for workers in the late 1800s and early 1900s, when the nearby industries along the Maribyrnong were booming. Houses sit close together on narrow lots, and many share walls or have only a slim side path. Their roofs were mostly built with lime-based mortar under the ridges and, on the Edwardian homes, interlocking terracotta tiles.
Over a century, lime mortar softens, washes out and lets ridge caps drift. Terracotta grows brittle and develops hairline cracks you cannot see from the footpath. Then there are the renovations. Many Seddon homes have a modern living area tacked onto the back, and where new rooflines meet old, the flashings are a common entry point for water. Box gutters between attached houses, if they are not maintained, rust through quietly and leak into both homes. Strong westerlies and the odd summer hailstorm finish the job.
Our repair work in Seddon is all about fixing the fault while keeping the character of the roof intact.
First, we access the roof safely, which on tight Seddon blocks sometimes means planning ladder placement with you or a neighbour. Then we walk the roof, checking ridge bedding, tile condition, valleys, box gutters, flashings and chimney junctions, and photograph every fault.
Back at ground level, we show you the photos, tell you what needs attention first, and follow up with an itemised written price. You pay nothing for this, and there is no deadline on making up your mind.
When a period roof has widespread problems, such as leaks in several rooms, ridges loose all along the roofline or tiles failing across whole sections, piecemeal fixes end up costing more than a single, well-planned restoration.
On these older roofs, restoration focuses on getting everything sound. We clean the tiles, swap out broken pieces, rebed and point all the ridges and renew tired valleys, box gutters and flashings. Where there are concrete tiles on a later addition, those can be sealed and coated in a colour that complements the house. For original terracotta, we will give you an honest opinion about whether coating is a good idea, because on some heritage-style homes it is better left natural. Done this way, a restoration comes in well under re-roofing money and the street still sees a period roof. Visit our roof restoration services page for more.
Ultra Finish is small on purpose. The owner has spent upwards of 25 years working on Melbourne roofs and is there in person on every Seddon job, which counts for a lot when the tiles are fragile and the house next door is an arm’s length away.
We carry a current licence and insurance, follow quality-assured methods, and put in writing only the work the roof truly needs. Courtyards and front gardens get drop sheets, shared laneways and side paths are kept clear for neighbours, and broken tiles, old mortar and offcuts all leave in our trailer rather than your wheelie bin. If something about the job changes once we are up there, you hear about it before we act, not after.
