Northcote's Victorian, Edwardian and Californian bungalow roofs deserve careful hands. We repair cracked terracotta, repoint ridges and, where a roof is worn through, recoat it properly, always checking first whether a repair will do before suggesting more.

Northcote has some of the best-kept period housing in Melbourne’s inner north. Walk the streets off High Street or around Westgarth and you will see Victorian cottages, Edwardian villas and rows of Californian bungalows, many still wearing original or early terracotta roofs. Those roofs can last a very long time, but they need the right care.
Our approach is repair-first. Period roofs often have plenty of life left in them, and we would much rather fix the problem than rush you into a bigger job. We service Northcote homes and start every job with an on-roof inspection, followed by photos, an honest explanation and a written quote. If a restoration is the better option, we explain why and show you the evidence.

Older terracotta roofs behave differently from modern concrete tiles. The tiles themselves can be very durable, but the materials holding everything together age faster. Lime-based ridge mortar softens and crumbles, chimney flashings rust or pull away from the brickwork, and valleys installed decades ago may be well past their best.
Many Northcote homes also have rear extensions, so the roof is a combination of old and new sections. The junction where they meet is one of the most common places we find leaks. Add mature trees along the streets and near Merri Creek and All Nations Park, and you get leaves and debris collecting in valleys and box gutters.
Because period terracotta can be brittle, how you walk on it matters. We take care to avoid causing new damage while we work, which is something not every roofer pays attention to. Narrow side passages and small front yards also mean planning access carefully, so ladders and materials never end up trampling your garden.
We match materials where possible and repair with the age of your home in mind. Shiny modern fixes on a hundred-year-old roof tend to look wrong and fail early, so we avoid them.
Old terracotta deserves a gentle tread, so we step on the strong points of each tile as we work our way across. Along the way we look at every cap, chimney, flashing, valley, box gutter and the join where any extension meets the original roof. Anything worrying goes into a photo. Back downstairs, you hear what we found in everyday terms, and you receive an itemised quote in writing for the repairs that matter. Nothing is charged for the visit, and we will never lean on you to sign. Think of it as a health check for a roof that may well be older than anyone living under it.
Repairs are often all a period roof needs. But when tiles have become porous, pointing is failing along most ridges and moss and lichen have taken hold across large areas, a restoration may be the better choice.
On older roofs the approach is tailored to the material. Cleaning is done at a pressure suited to old terracotta, cracked tiles are swapped for salvaged or matching ones, the caps are rebedded as needed and repointed, and flashings and valleys are put right. Some terracotta roofs are best left uncoated after cleaning and repair, while others, particularly where tiles have become porous or where the roof includes later concrete sections, benefit from sealing and a colour coat. We will explain which applies to your home. Either way, it costs a fraction of re-roofing.

A century-old roof is no place for a rushed job or a crew that turns over every month. Ours is a small business, and the owner, whose roofing career now runs past 25 years, climbs up on each Northcote job himself. That continuity is why period roofs suit us.
