Stop the Leak, Then Refresh Your Newlands Roof

Our approach on any Newlands job runs in a set order. First, we stop water getting in. Second, we fix anything that is about to fail. Third, and only if it makes sense, we look at restoring the whole roof so it looks good and keeps performing for years.

That order matters. Plenty of homeowners have been sold a shiny new roof coating while a cracked ridge or rusted valley underneath kept leaking. We would rather get the basics right. So when you call us about your Newlands roof, we get up there, inspect it from ridge to gutter, and photograph every fault. You then get a clear answer about whether repairs alone will do the job, or whether you would be smarter putting the money into restoring the lot. We service Newlands as part of our regular Melbourne work, travelling from our base in Cairnlea.

Where Newlands Roof Leaks Really Come From

When water shows up on a ceiling, the obvious guess is a broken tile directly above. More often, the real cause is somewhere else. These are the usual suspects:

      • Ridges: Old mortar cracks and lets rain run straight down into the roof space.
      • Valleys: Where two roof slopes meet, leaves collect and metal rusts, and water spills sideways under the tiles.
      • Flashings: Metal strips at walls and chimneys lift or lose their seal over time.
      • Porous tiles: Old concrete tiles that have lost their coating can let moisture through in long rain.
      • Gutters: When they block, water backs up under the bottom row of tiles.

Melbourne’s mix of hot days, cold snaps and sudden storms speeds all of this up, and roofs that are a few decades old are especially vulnerable.

      Newlands Repairs That Stay Fixed

Leak tracing. Water is sneaky, so we follow its trail along battens and sarking until we hit the actual gap, and seal that.

Tiles. Any terracotta or concrete tile that has cracked or slid out of line comes out, and a lookalike goes in its place.

Ridges. We rebed loose caps and finish them with flexible pointing, which handles the roof’s natural movement much better than old-style mortar.

Valleys and flashings. Valleys with rust holes get new metal; flashings that have lifted are screwed back and sealed along their edge.

Storm damage. After severe weather we secure the roof first, then repair it properly once conditions allow.

Gutters. We clean them out so they drain the way they were designed to.

      Your Free Newlands Roof Check

Tiles, ridge caps, pointing, valleys, flashings, skylights and gutters are all checked on the roof, not from a ladder at the eaves. Any defects are photographed.

We then run through the findings with you in ordinary language. You will know which faults are causing the leak, which ones are on their way, and what it would take to fix each, set out in a written quote. You pay nothing for the visit, and we will not chase you afterwards.

When to Refresh the Whole Newlands Roof

Once the leaks are dealt with, the next question is whether the roof as a whole needs attention. If the tiles are faded, porous or covered in moss, and the pointing is ageing across most ridges, a full restoration is often the most economical way forward.

During a restoration the roof is washed down with a high-pressure cleaner, cracked tiles are renewed and the ridges are rebuilt. With the valleys and flashings sorted, we apply a sealer, a primer and a top coat in the colour of your choice. The finished roof keeps water out and looks almost new from the footpath, for a sum well below what replacing it would cost.

Experience. More than 25 years in roofing, in an owner-led business that has seen just about every way a tiled roof can fail.

Accountability. The owner works on your job personally, so nothing gets lost between quote and completion.

Clarity. Inspections cost nothing, include photos, and lead to a quote with no padding.

Peace of mind. Licensed, insured and quality-assured, with gardens and paths protected and the site left clean.
