Millgrove gets some of the heaviest rain around Melbourne, and older tiled roofs in the Upper Yarra feel every drop. We track down leaks, swap cracked tiles, repoint ridges and recoat worn roofs, with an honest call on repair versus restoration.

Strung along the Warburton Highway between Yarra Junction and Warburton, Millgrove is a small town wrapped in forest, with the Yarra River running close by and the hills rising steeply behind. Homes range from modest timber cottages and fibro holiday houses to brick family homes from the 1970s onwards. A lot of them have tiled roofs that have been through decades of Upper Yarra winters.
Wet climate, tall trees and older roofs add up to one thing: leaks. If water is coming through your ceiling, or your roof is green with moss and shedding mortar, we will make the trip out, get up top and work out what is really going on. You will hear our honest view on whether a few repairs will fix it or whether the roof has reached the end of patching and needs a full restoration.

The Upper Yarra catches a lot of rain as weather pushes up the valley towards Mount Donna Buang, and Millgrove sits right in its path. Roofs here get soaked often and slowly, which is harder on tiles than the occasional summer storm. Older concrete tiles that have lost their coating act like a sponge, and moss happily moves in. Over a few years that growth roughens the surface and makes tiles brittle underfoot.
Ridges suffer too. Traditional bedding was never meant to stay damp for half the year, and in Millgrove it often does. It softens, cracks and starts to wash out, which loosens the caps and opens a path for water. Throw in tall mountain ash and other forest trees dropping leaves and bark into valleys, plus the odd branch in a winter blow, and you have a roof working very hard to keep you dry.
Because water keeps coming in the Upper Yarra, a quick dab of sealant rarely lasts. We fix the underlying fault instead:
On a typical Millgrove visit we walk every section of the roof, testing ridge caps for movement, inspecting valleys for rust and blockages, checking flashings, and looking at how badly moss has affected the tile surface. Gutters and downpipes are checked as well, because in heavy rain an overflowing gutter can push water back into the eaves. We photograph each issue, explain the photos in down-to-earth terms and then put a written, itemised quote in your hands. You pay nothing for the check, and we will not chase you to sign up.
There comes a point where a roof has more weak spots than sound ones. If you have leaks in different rooms, moss over most of the tiles and ridges crumbling from end to end, a restoration is the sensible way forward rather than a string of call-outs.
A Millgrove restoration starts with a thorough pressure wash to strip moss, lichen and forest grime back to clean tile. We replace broken tiles, rebuild ridges and hips with new bedding and flexible pointing, and renew valleys and flashings where they are past saving. Then the roof gets sealer, primer and a membrane topcoat in a colour of your choice. In a wet valley climate, that coating matters: it cuts down the water tiles absorb and slows moss regrowth.
The outlay is a small portion of what new roofing costs. For a closer look at each stage, visit our page on roof restoration services.
Ultra Finish is owner-led, and the owner gets up on every roof we work on, Millgrove included. Twenty-five-plus years on tiles have taught him that work done in a wet climate has to be done carefully the first time.
