Most Mernda roofs are young, which is exactly why small faults get ignored until they turn into stains on the ceiling. We find cracked pointing, shifted tiles and blocked valleys early, fix them properly, and quote every job in writing before we lift a tile.

Mernda has grown up quickly. Twenty-odd years ago it was mostly farmland along Plenty Road; now it is a busy suburb with its own train station at the end of the line, a town centre and street after street of family homes. The vast majority of roofs here are concrete or terracotta tile, put up during the building boom of the 2000s and 2010s.
Young roofs have their own kind of trouble. Nothing dramatic at first, just a hairline crack in the ridge pointing, a tile nudged sideways by an installer, a valley that fills with grit faster than anyone realised. Left alone for a few winters, those little things become a damp patch in the ceiling plaster. We travel up to Mernda, check the roof by hand, and tell you whether it is a quick repair job or something bigger. Usually, on a Mernda roof, it is the quick kind.

Three things account for most of what we find on Mernda roofs.
Settling. New houses move a little as timber frames dry and slabs find their level. Rigid ridge pointing does not like movement, so it cracks. That is not necessarily poor workmanship; it is just what happens in the first decade.
Foot traffic. Solar systems, TV antennas and air conditioners are often added after handover. Every installer who walks across concrete tiles risks cracking a few, and these cracks often go unnoticed until water finds them.
Exposure. The northern edge of Mernda backs onto open country and the Plenty Gorge area, and new estates have little shelter from tall trees yet. Strong northerly and westerly winds push at ridge caps and edge tiles, while dust from ongoing construction settles in valleys and gutters. Over a few years, that grit slows drainage enough to cause overflow in heavy summer storms.
Catch a roof early and repairs stay small. On Mernda homes, our usual list looks something like this:
You get photos of the before and after for your records.
A proper look means getting on the roof. We walk it methodically, checking pointing, bedding, tiles, valleys, flashings, gutters and the paths installers have taken to solar panels or aircon units. Each issue is photographed. You then get a simple rundown of what we found, sorted into now, soon and later, and a written quote for the first two. The inspection is free, and if your roof turns out fine, that is exactly what we tell you.
Restoration is a few years off for the bulk of Mernda roofs. But some homes, particularly the older ones along Plenty Road and around the original township, carry concrete tiles whose factory finish has worn thin, leaving them blotchy. On those, a restoration can be the smart move.
We start with a careful wash to shift dirt and early lichen. Cracked tiles are replaced, ridges rebedded and repointed, valleys sorted. Then the tiles get a sealer, primer and colour coat, which is also a good chance to change your roof colour if you have never liked the builder’s choice. Altogether you pay a fraction of the cost of new tiles.

With Ultra Finish, you deal directly with the owner. He does the inspection, writes the quote and is up on your roof while the work happens, with a quarter-century of roofing to draw on.
We are licensed and insured, and we stand behind our quality-assured workmanship. Your lawn, garden beds, paths and driveway get protected while we work, and the site gets swept and cleared before we head off. Quotes are written, itemised and easy to follow.
