Maroondah covers a lot of ground, from the busy centres around Eastland and Croydon’s Main Street to quiet leafy pockets in Heathmont, Ringwood North and Croydon Hills. The bulk of its homes date from the post-war decades through to the 1980s, with plenty of brick veneers and some older weatherboards, and a big share of those homes still have their original concrete or terracotta tiles.
When a roof of that age starts giving trouble, the first question is usually whether it is worth fixing. Our way of settling it is to get up there, go over the roof section by section, photographing what we find, and giving you a plain-English rundown. Some roofs just need a few cracked tiles replaced and a ridge repointed. Others are tired from end to end and will cost you less in the long run if they are restored. Either way, you will hear it straight from the owner, because he is on every job.

Tucked in below the western slopes of the ranges, Maroondah gets its own brand of weather. It is a touch cooler and wetter than the inner east, with frosty winter mornings and plenty of mature trees in yards and nature strips. Those conditions are lovely for gardens but tough on ageing roofs.
The biggest culprit is old ridge bedding. On a 40 or 50-year-old roof, the sand and cement under the caps has usually dried out, shrunk and cracked. Frost and sun make it worse by expanding and contracting the roof every day. Once the bedding lets go, caps can move and water runs straight in.
Tiles also wear. Concrete tiles lose their surface over time and start soaking up water, so moss and lichen grow, especially on the shaded side. Leaves from gums, oaks and liquidambars pile up in valleys and gutters, hold moisture against the metal and eventually rust it through. Most of the leaks we trace in Maroondah come back to one of these three things.
Every repair is photographed before and after for your records.
Whether the house is in Warranwood, Ringwood East or Bayswater North, our process does not change. Up on the roof we look at every tile face, give each ridge cap a nudge to test the bedding, inspect the valleys and flashings, and check that gutters and downpipes can cope with a decent downpour. Anything out of order is photographed. Once we are down, those photos get explained over a cuppa if you like, along with what needs doing now and what can wait. The itemised quote arrives in writing. Free of charge, and entirely your choice what happens next.
Repairs are the right call when trouble is confined to a spot or two. When pointing is giving up along most ridges, moss carpets whole roof faces and leaks keep appearing in fresh places, a full restoration will generally serve a Maroondah home far better.
The process starts at ground zero: a high-pressure wash that takes off moss, lichen and decades of eastern-suburbs grime. Next come replacement tiles wherever the old ones have cracked, followed by new bedding and flexible pointing on every hip and ridge, and repairs or replacements for worn valleys and flashings. Only once it is all sound do we apply sealer, primer and the final membrane colour. A good number of local owners take the chance to swap a dated 1970s shade for a crisp modern grey or charcoal.
Spending this way costs considerably less than re-roofing and buys many more years from the tiles already overhead. Details are on our roof restoration services page.
