Newer homes are not immune to roof trouble. In Doreen we fix cracked cement and terracotta tiles, repoint ridges that were never quite finished right and recoat roofs dulled by the northern sun, all with a fully licensed team and a written quote.

A lot of people in Doreen are surprised when their roof starts leaking. The house might only be ten or fifteen years old, after all. But we see it regularly across the suburb’s estates, around Laurimar and the newer streets further north. Construction moves at a cracking pace, pointing on the ridges can end up skimpy, tiles get cracked by trades walking on them, and a roof that looked perfect at handover can start letting water in after a few hard summers.
We travel to Doreen from our Cairnlea base, and every job begins with the owner on the roof. We find the actual cause, photograph it and explain it in plain terms. On younger roofs, the fix is usually a targeted repair rather than anything major. On estate homes that are older or have been neglected, a restoration might be the better long-term option, and we will tell you if so.

Doreen has grown fast, with estates spreading over what was farmland not so long ago. The homes are mostly modern brick veneer with concrete or terracotta tiles, plus plenty of double-storey designs with complex rooflines, box gutters and lots of wall-to-roof junctions.
Those complex rooflines create more places for water to get in. Every valley, every box gutter and every spot where a wall meets the roof relies on flashings that need to be done right and stay sealed. When the original work was rushed, or when settling and movement open up gaps, leaks follow. Ridge pointing applied too thinly cracks within a few years. Solar panels, antennas and air-conditioning units often mean tradespeople walking on the tiles, and cement tiles in particular crack under a heavy step. Doreen sits on the open northern edge of Melbourne, so wind and strong summer sun also take their toll, fading tiles and drying out pointing faster than you might expect.
We photograph every problem and every fix, handy evidence if a builder or an insurance claim ends up involved.
On newer homes, we pay close attention to the details that often get rushed: ridge pointing depth, flashing seals at walls, box gutter outlets and any tiles around solar panels or antennas. We also check valleys, gutters and general tile condition. Every issue is photographed with notes.
Our notes and pictures come to you in one tidy bundle, together with a written price for any work. That bundle is yours to keep whether or not you hire us, and the visit itself is free.
Even a relatively young roof can reach the point where restoration makes sense, especially if it has faded badly, the pointing has failed across most ridges or it has several leak points. On the older parts of Doreen, and on rural homes nearby, restoration is often the obvious choice.
Think of it as a reset button. Grime and early lichen come off under the pressure washer, damaged tiles are replaced, every ridge line gets proper bedding and a decent thickness of flexible pointing, and the box gutters, valleys and wall flashings are made watertight. The coating goes on last, in layers, and here is the fun part: a lot of Doreen owners use the restoration to switch roof colour, maybe moving from a builder’s standard charcoal to something that suits a freshly rendered front. Compared with replacing the roof, the spend is small. Our roof restoration services explain the steps further.
Estate living means neighbours close by, cars in driveways and freshly laid gardens, so tidy, considerate work matters. Our owner, a roofer for upwards of twenty-five years, runs every Doreen job in person and keeps it that way.
