Don Valley is green for a reason: it rains a lot, and the damp lingers. If your roof is growing moss, losing tiles or letting water in, we'll trace the problem, fix it properly and tell you honestly whether a full restoration would serve you better.

Don Valley is a small rural locality in the Yarra Valley, near Launching Place, with homes scattered among paddocks, gardens and stands of tall forest. It is a lovely, green part of the world, and that greenery comes courtesy of plenty of rain and cool, damp air for much of the year.
Roofs here have to put up with all of it. Moisture sits on the tiles, moss creeps across the shaded faces, and leaves gather in every valley. When a Don Valley owner calls us, it is usually because water has finally made it inside. Before recommending anything, we get up on the roof, look over every part of it and take photos. Then, minus the jargon, we split the list into must-fix-now and can-wait, and say whether repairing or restoring is where your money should go.

Rain is not the problem on its own; it is rain that never quite goes away. In Don Valley, cloudy days and drizzle can follow one another for a week, so a roof may not dry fully between showers. Old concrete tiles with no surface coating left act like a sponge in those conditions. Moss and lichen settle into the damp surface, their roots open up tiny cracks, and the tile slowly weakens.
Ridge bedding has a similar story. Sand-and-cement mortar was never designed to stay wet for months, and in this climate it slowly loses its strength, crumbles and lets ridge caps shift. From then on, every sideways shower blows water beneath the cap.
Leaves and forest debris complete the picture. Valleys clogged with wet leaves stay soaked, the galvanised metal underneath rusts, and eventually a pinhole becomes a leak over the bedroom. It is slow, steady damage, and it is far cheaper to catch early.
In a wet climate, a repair has to be done thoroughly or it will not last a season. These are the fixes we carry out most often:
A Don Valley inspection focuses on where water hides. We walk every face of the roof, look closely at the shaded sides where moss is heaviest, test the ridge caps, check valleys for rust and leaf dams, and go over flashings, gutters and downpipes. Each issue is photographed on the spot. Over a cuppa, or by email if you prefer, we explain the photos, and a quote follows with each job priced on its own line. You pay nothing for the inspection and are free to take it or leave it.
When moss has spread over most of the tiles, bedding has softened along every ridge and leaks are turning up in more than one room, patching starts to feel like bailing water. A full restoration resets the roof in one hit.
On a damp-climate roof the wash is everything, so we take the tiles right back to bare surface, blasting off moss, lichen and the black film that grows in shaded valleys. Weakened tiles make way for sound ones, ridges and hips are rebuilt with new mortar and flexible pointing, and rusty valleys and loose flashings are dealt with. Only once it is all watertight do the protective layers go on: sealer first, primer second and a membrane colour to finish. Less water soaking into the tile means slower moss regrowth, and in Don Valley that is half the battle.
Spend-wise, it comes in far below re-roofing. The roof restoration services page explains each stage in more depth.
One person carries your job from start to finish: the owner. He has spent upwards of 25 years on roofs and still does every inspection and every repair himself, so there is no salesperson promising things a crew then has to deliver.
Ultra Finish is correctly licensed and insured, and every job meets a quality-assured standard. Out on acreage we keep slurry away from tanks and dams, lay drop sheets over flower beds, and load every broken tile and bucket of old mortar onto the ute when we leave. You get an itemised quote in writing that contains only what is genuinely needed.
