Bulla properties sit on open, rolling country above Deep Creek, where wind and weather hit roofs hard. From our nearby Cairnlea base we fix wind-lifted tiles, worn ridges and leaks, and give you an honest view on repair versus a full restoration.

Bulla is a small, historic township in the Hume area, set where Bulla Road crosses Deep Creek, with farmland, horse properties and lifestyle blocks spread across the surrounding hills. It feels a long way from the city, yet Melbourne Airport is just over the rise. Roofs out here range from old homesteads to newer places on acreage, and they share very little protection from the wind.
Our base in Cairnlea is not far away, so we can get out to Bulla without fuss. When you call, we come and climb up on the roof rather than guessing from the ground. Every loose cap, cracked tile and rusty valley is photographed, and then you get our honest assessment. Where a handful of repairs will keep things sound, the quote stops there. Where the roof is worn out from end to end, we explain why restoring it is the wiser spend. And where it is in decent nick, you will hear exactly that.

Bulla’s rolling, open country gives the wind a clear run at roofs from almost every direction. On an exposed hilltop or slope, gusts create uplift on the lee side of the roof and tug at ridges and edge tiles. Over time, mortar that holds the caps in place cracks and comes loose, and rain driven sideways by a storm finds its way underneath.
Older homesteads and farmhouses face added wear from age. Many still have their original galvanised valleys and flashings, which rust through after decades of weather. Concrete tiles lose their surface and turn porous, while lichen spreads across shaded sections.
On rural blocks, gutters and valleys also collect dust, leaves and the odd bird nest. When a heavy storm finally comes, blocked drainage spills water into the roof space. It is common for Bulla owners to discover a problem only after it has caused damage inside, so a regular check pays off.
Think of these as the usual suspects on a Bulla job sheet:
Photos of each fault and fix come with the invoice, which tends to be handy when a storm claim is involved.
Getting on the roof is the whole point. We cover it end to end, giving windward ridges, hips and the edge rows a hands-on check, then working through valleys, flashings and gutters. The camera comes up too, and every worry gets a picture. Down on the verandah afterwards, we go through those pictures with you, sort them into urgent and not-yet, and a written quote arrives soon after. Coming out costs you nothing, and saying no costs nothing either.
Some Bulla homesteads have reached the stage where every visit turns up another loose ridge, another porous, lichen-crusted run of tiles and a leak in a room that was dry last year. Patching that roof is a losing game. Restoring it settles the matter.
It goes like this. Lichen and paddock dust are washed off under high pressure. Cracked or perished tiles come out and sound ones go in. Each ridge is taken back, rebedded and pointed in flexible compound, and any galvanised metal past saving is cut out and renewed. With the roof solid again, three coats go on: sealer, primer and a finish colour tough enough for an exposed hillside. You keep the frame and battens you already have, and the bill lands at a fraction of a full replacement.

At Ultra Finish, the owner himself climbs your Bulla roof, both for the free inspection and on every work day. After 25-plus years of roofing, he has come across plenty of homestead roofs patched badly and knows how to put them right.
You will get a quote in writing with each item explained, a business that is properly licensed and insured, and workmanship that is quality-assured. Tanks, garden beds and gravel drives are kept clear or covered, and the offcuts and old tiles go home in our trailer, not your bin.
