Living under a canopy of gums is lovely until the valleys fill up and water starts coming through the ceiling. In Briar Hill we clear and repair valleys, swap broken tiles, repoint ridges and recoat roofs that the shade has turned green.

Briar Hill is one of the greenest pockets of Melbourne’s north-east. Wedged between Greensborough and Montmorency, it is all sloping streets, native gardens and tall eucalypts, with many homes built from the 1950s to the 1970s on blocks that were left heavy with trees. That canopy gives the suburb its character, and it also gives local roofs a very particular set of problems.
Leaf litter, shade and moss are the big three. Together they block valleys, keep tiles damp and slowly break down ridge pointing. We service Briar Hill from Cairnlea, and when we come out we look at the whole roof, not just the spot that is leaking. You get photos and an honest explanation, then a written quote. If clearing a valley and replacing a few tiles will do it, that is what we recommend. If the roof is worn right across, we explain why a restoration makes more sense.

The issue is not the trees themselves but what they drop. Gums shed leaves and bark through every season, and on a pitched roof it all slides down into the same places: the valleys, the gutters and the uphill face of each chimney. When they clog, rainwater has nowhere to go but under the tiles. The first you know about it is often a drip in the hallway during a summer storm.
Shade is the slower problem. Tiles on the sunless side can hold moisture for most of a week after rain, which moss and lichen love. Their fine rootlets burrow into tile faces and ridge mortar, and over a few years they turn firm mortar crumbly. Many local homes also have their original 1960s or 1970s concrete tiles, now with little or no coating left, so they absorb moisture readily. Throw in an occasional limb coming down in high wind, and you can see why Briar Hill roofs need regular care.
Most repair calls we get from tree-heavy streets come back to water that cannot drain. Fix the drainage and you fix most of the leaks. Typical Briar Hill jobs look like this:
Our photos show the before and after, handy when the problem area is hidden behind foliage.
We start on the shady side, because that is where trouble usually begins on a leafy block. We check how much moss has taken hold, whether the valleys and gutters are packed, how sound the ridge mortar still is, and how the flashings around chimneys and walls are holding up. We also note branches leaning over the roof that may need a tree specialist. Any leaks get followed into the ceiling cavity. Everything is photographed, explained in everyday terms and priced in writing. The visit is free, and there is no pressure whatsoever.
On some roofs the moss has simply won. When whole faces are green, ridges are loose on every side and leaks are turning up in new rooms each winter, it no longer makes sense to fix bits and pieces.
A restoration gives the roof a clean slate. We jet-wash off the moss, lichen and old coating, swap cracked tiles, set every capping back down on new mortar, and swap worn valleys and flashings. Then the roof takes sealer, primer and two colour coats, perhaps a eucalypt green or deep charcoal to blend with the canopy. The finished surface is smooth, so leaves slide off and moss struggles to get a grip again. It costs far less than replacing the roof; see our roof restoration services for the step-by-step.
When you book us, the owner comes along. He has been roofing in Melbourne for about 25 years, and he works alongside the crew from first ladder up to last bucket down, so nothing gets missed.
We are licensed, carry insurance, and hold every roof to the same quality-assured standard. On sloping, garden-filled blocks we put down drop sheets, take care with retaining walls and paths, and leave no mess behind. Quotes are in writing and stick to what is needed.
