Postwar brick homes in Bennettswood have roofs that have quietly done their job for decades, but cracked tiles, crumbling pointing and faded colour eventually catch up. We fix them with clear written quotes and the owner on site for every job.

Bennettswood is a quiet residential pocket in Melbourne’s east, near Burwood Highway and Deakin University’s Burwood campus. Most of its homes were put up in the years following the war, typically cream or red brick with terracotta or concrete tile roofs. They were built solidly, and many are still in great shape. Their roofs, however, have now been up for sixty or seventy years.
At that age, a roof can go either way. Some just need a handful of repairs and some fresh pointing to keep going for years. Others have reached the point where a full restoration is the smarter move. Telling the two apart is the job of our inspection, which our owner carries out in person on every Bennettswood roof.

Postwar homes in Bennettswood were built with traditional sand and cement ridge bedding. After decades of heating and cooling, that mortar dries out and cracks, and the ridge caps start to move. Once that happens, wind-driven rain can get in along the ridge.
Terracotta tiles from that era are often still sound, but they become brittle. A tradesperson walking on the roof to install an antenna, a heater flue or solar panels can easily crack several. Concrete tiles lose their protective surface, become porous and grow moss and lichen, especially on shaded slopes.
Old brick chimneys are another weak point. The flashings around them have often been patched over the years and no longer seal properly. And with mature gardens throughout the suburb, leaves build up in valleys and gutters.
A lot of these postwar roofs are worth keeping, and good repair work keeps their character intact. Here is what we fix most on Bennettswood homes:
Postwar roofs tend to hide their problems in the same few places, so our owner knows where to look. We check each ridge for loose caps, the lower tile courses for cracks, the chimney flashings for gaps and the valleys for rust. We look inside the roof space when we can, because staining on the timbers tells a lot about how long water has been getting in.

Usually, yes. Postwar tiles are often sound underneath the grime, which makes them good candidates for restoration rather than replacement. If the ridges are letting go all round and the surface of the tiles has worn away, restoring the entire roof is the obvious move.
That means a thorough pressure clean, swapping any broken tiles, rebedding and repointing the ridges and attending to valleys and flashings. Concrete tiles then receive a sealer, primer and colour coats. On terracotta we can discuss whether a clean and repoint alone will do. Either way, it costs much less than stripping the roof and starting again.
