Weathered ridges, cracked tiles and colour that washed out sometime last century turn up on plenty of roofs in Bayswater North. We rebuild failing ridges, swap broken tiles and recoat tired roofs, and the owner is there in person to tell you which of those your roof actually needs.
No Fees. No Obligation. Open 7 Days a Week.
Bayswater North is a settled family suburb in Melbourne’s outer east, where the land starts to rise toward the Dandenongs. Most of its homes were built in the 1970s and 1980s, so a typical street is lined with brick veneers wearing concrete tile roofs that are now forty-odd years old. Plenty have never had more than the occasional gutter clean.
At that age, roofs start to tell you they need help. Ridges crack, tiles slip, a brown ring appears on the ceiling after a storm. Before you spend anything, you want to know what is really wrong and whether it is worth fixing. That is what our inspection is for. The owner comes out, climbs onto the roof, photographs everything and explains it to you in plain terms. Sometimes three or four targeted jobs will see a Bayswater North roof through another decade, and then that is all you are asked to pay for. Other times every ridge and every tile face is past it, and the pictures show plainly why a restoration is the wiser move.

A roof from the late 1970s has lived through more than four decades of Melbourne’s moods, and out here, closer to the ranges, the winters are a little colder and wetter than in the inner suburbs. Frost at dawn, warmth by mid-afternoon: that daily swing keeps the ridge mortar moving. Eventually the pointing splits, the bedding underneath dries to powder and the caps start sitting loose.
Concrete tiles from that era were coloured with a surface coating that has long since worn away. Bare concrete absorbs water, so the tiles stay damp longer after rain, lichen and moss spread, and the surface slowly erodes. Walk across a roof like that carelessly and tiles crack underfoot.
Trees add to it. Many Bayswater North yards have big gums or deciduous trees that fill valleys and gutters each autumn. Wet leaves sitting on galvanised valley iron are a reliable recipe for rust, and rust holes are one of the leading causes of the leaks we chase here.
Rebuilding weathered ridges is one of the most common jobs we do in the area, but it is far from the only one:
The owner turns up in person, puts a ladder up and spends proper time on your roof. He tests each ridge cap, walks every tile face, checks the valleys for rust and leaf dams, inspects flashings around skylights, flues and walls, and looks over the gutters. Photos are taken of every fault. Back on solid ground, he goes through the pictures with you, explains what matters and what does not, and then emails a written quote with every item on its own line. There is no fee, and no obligation.
When the pointing is gone on every ridge, every tile face has gone pale and thirsty and leaks have started in more than one room, chasing individual faults becomes expensive and frustrating. A restoration takes care of the lot in a single project.
First the roof is pressure washed back to clean tile, removing lichen, moss and four decades of grime. Next we replace cracked tiles, rebuild every ridge and hip on new bedding with flexible pointing, and put valleys and flashings right. Last come the coats: sealer, then primer, then a membrane colour of your choosing. For many Bayswater North homes, that is the moment to swap a dated 1970s tone for a modern charcoal, slate or grey.
The price is a fraction of a new roof, and you keep the structure you already have. For each stage in detail, head to our roof restoration services page.
It is right there in the heading, and it is how the business has always run. Our owner, with upwards of 25 years spent laying and fixing tiles, is physically present on every Bayswater North job, from the moment the ladder goes up for the inspection until the last tile offcut is loaded onto the ute.
